Brew is useful, but the three licenses it saves you are even more useful.
At going rates of about 4 gold coins a ball, the friary costs about 3400 gold; I'd say it is worth it as upgrading 4 breweries would cost you 2000 gold.
Brew is used in the conversion of settlers into troops. Troop requirements vary, a single Recruit requires 5 brew, while Crossbowmen & Elite Soliders require 50 units of brew each. Cavalry require 30 brew each. So you'll need brew to build and replace your troops.
Friary's totally worth it, but get the 5 building licenses first.
I had two breweries before I bought the friary.
Both were level 3 and producing a total of 6 brew per cycle.
Now I have a friary and it's level 2 so it's producing 8 brew per cycle.
On top of that, I demolished my two breweries which gave me back my two licences back... the friary does not use a licence. ;)
In other words, yes, the friary is totally worth it. ;)
I can also vouch for the Friary. I had two level 3 Breweries, and now have one level 2 Friary. Two licenses back in my pocket, and plenty of expansion in the future.
